You got the disclosures. Now look at the chimney.
Tell us the address
Type the house address and the names of the report recipients into the form, then wait for our reply.
Reading between the disclosure lines
Sellers fill in what they know. A chimney is easy to know little about, because the part that matters hides in the wall and above the roof. A disclosure that says nothing is not a clean bill.
That is the reason to call us. We start with the brick and mortar you can see from the roof, then go inside where nobody can.
What we look at, in order
On the roof, we check the crown, the mortar joints, the flashing and the cap. Then the camera goes down the flue. After that we cover the attic and crawlspace sections that can be reached.
- Crown and cap, up close
- Mortar joints and brick faces
- Flashing at the roof line
- The whole flue, on video
Why a Level 2 and not a quick look
A Level 1 is a check of the parts you can reach. It is fine for a fireplace with no sale ahead. When a house changes hands, NFPA 211 points to the Level 2, which adds the camera.
Where the report goes
Send it to yourself, your agent, the sellers, or all of them. We email the report with photos the day of the inspection, which helps when the contingency has a deadline you are watching.
When the news is bad
No government office grades our Level 2. Where the report names conditions under NFPA 211 or the local building code, repair them before anyone lights a fire. Asking the seller for repairs, a credit or a return inspection is a call for you and your agent. We do not advise on contracts or law.
Sometimes the fix is small, and we will name the smallest one that works. A cap runs $160 to $635.
Inspection pricing
Our Level 2 and Level 1 figures for the San Fernando Valley are listed here.
- Level 1, accessible parts
- $52
- Level 2 flue scan
- $370
Only the Level 2 puts the camera in the flue.
Buyer questions
Will the seller let you on the roof?
Your agent can arrange access with the seller's side. Tell us what you know when you fill in the form.
Can I see the photos myself?
Yes. They arrive with the report, on inspection day.
Should I just ask for a credit?
That is between you, the seller and the agents. We give the facts and a repair quote; the negotiating is yours.
Get the stack looked at
Send us the address and who gets the report. You will have the report and photos the same day we climb up.
