What you hold when the inspection is done
Request an inspection
Fill in the form with the address, your client and your contact details.
The report, line by line
It is written in plain English. It has written findings and photos. If your client calls with a question, you can point at page and picture instead of guessing.
- Findings listed one by one
- Photos of the stack and flue
- Copies to the names your client gives
The photos
We shoot the crown, mortar joints, flashing and cap from above, and capture frames from the flue video. A buyer who has never seen the top of a chimney can still read them.
How it travels
The report and photos reach you on inspection day. Send them on to the buyer or the seller, or ask us to include them when we write. Your client says who gets a copy.
What we looked at
In a Level 2 the camera travels the whole flue, and we also cover any attic, crawlspace and roof sections we can get to. A Level 1 sticks to what is accessible without the camera. NFPA 211 asks for the Level 2 at a sale.
If the findings are rough
A Level 2 is not a state or city test. Should the report show conditions under NFPA 211 or local building code, your buyer might ask the seller to fix things, give a credit or allow a return trip, and the two agents work it out. We do not give legal advice or comment on contracts.
What your client pays
We charge these Level 2 and Level 1 prices.
- Visual Level 1
- $52
- Level 2 inspection
- $370
If repairs follow, we quote them after the inspection.
Agent questions
Is it a quick job?
We work fast. Call with your address and we will book it.
Can the seller's agent get it too?
If your client wants that, yes. The report can go to you, the buyer and the seller.
Do you recommend a repair contractor?
We do the repairs ourselves, and we quote them after the inspection.
Hand your client a real report
Give us the property address and your client's name. We schedule the inspection, and the report and photos come straight to you.
